For landowners

Ready to sell?
Let’s talk land.

Whether it’s a vacant lot, inherited acreage, or a larger tract with development potential, we’d like to hear about it. We evaluate each property on its own merits and discuss a purchase that makes sense for both sides.

01

Share your property

Start with the location, approximate acreage, and your goals for selling. A parcel number is helpful if you have it.

02

We evaluate the opportunity

We look at access, utilities, zoning, and the land’s potential, then discuss whether it fits our acquisition focus.

03

Agree on the next step

If there’s a fit, we work through an offer, due diligence, and a closing timeline together.

More than a land buyer

See the potential.
Do the groundwork.

Next Step Land acquires underutilized land and creates value by entitling and developing it toward its highest and best use.

Led by Nick Medlin, our work connects land acquisition with practical construction experience—from evaluating a tract and coordinating approvals to preparing homesites for their next chapter.

Selected project focus

Land. A plan. A path forward.

From small residential divisions to larger entitlement opportunities, our work starts with understanding what a property can become.

A subdivision completed in 2026 created two residential homesites on Mauney Road. The project also included clearing and a successful rezoning from R-1 to R-2 to allow doublewide manufactured homes. Both lots have perked, with soil evaluation results indicating suitability for 3–4-bedroom septic systems. Final system design and bedroom capacity are subject to permitting.

Does my property need development approvals?

You’re welcome to reach out before approvals are in place. Evaluating the path through planning and entitlement is part of our approach.

What should I include in my inquiry?

Please share your name, contact information, the property’s address or parcel number, approximate acreage, and any timing or price expectations.
